Toffee Crackle House
Located on the high street in the old fishing town of Staithes, the project was to convert Toffee Crackle House a 4-bedroom cottage, into a luxury holiday home.
The name Toffee Crackle House comes from the delightful history of the property where the previous owner would sell Toffee to locals through a door in the wall.
Planning & Preparations
The property was old fashioned and hadn’t been touched for years. The design direction from the client was to keep the traditional feel, while adding a modern and sweet twist.
WOODSmith created a plan that the client was happy with and that was achievable structurally with the build and given the constraint of property access, with being on the cobbled streets. Furthermore, the client wanted to change the layout of the property to make for a more efficient living space.
To ensure the brief was met, we worked closely with Styled Interior Design, the architect and the client to create an FF&E document for the fixtures.
Care & Consideration & Changes
The build consisted of a partial rewire and reconfiguration of the 1st floor bathrooms to allow for a large family bathroom and a master ensuite. A third bathroom was also created on the third floor to create more toilet and washing facilities in the building.
All walls in the property were plastered, new woodwork and new doors were installed throughout. The client also requested a new kitchen.
The majority of the build process was simple but effective. We worked strategically to the architecture plans and the furniture, fittings and equipment documents created by Styled Interior Design.
Finishing Touches
The finished product conformed exactly to the drawings and plans, and the project was achieved within the 12-week timescale. The cost of the refurbishment was approximately £80,000 and cost of furnishings £30,000.
The project was WOODSmith’s third project with the developer and they have already lined up another project in Scarborough to start in November.
