Sitting on the grounds of a castle in the seaside town of Scarborough, this grade 2 listed building was looking for a modern update. Unable to change the exterior without planning permission, the interior had to do the talking; WOODSmith Residential’s team were up for the challenge.
Planning & Preparations
The client wanted a bright clean look, this would be achieved using marble and white finishes, whilst working to a tight budget. The building itself required a lot of work initially, leaving little to play with for the finishing.
To ensure the brief was met, we worked closely with Styled Interior Design, the architect and the client to create an FF&E document for the fixtures.
Care & Consideration & Changes
After the first rip out, severe exterior problems were revealed, along with several damp areas on the gable end wall facing the sea. After inspection, we found it had recently been repointed with cement, causing water regress and the brick faces to pop. After discussions with the client, we had no other choice but to grind out the concrete mortar and install concrete blocks to repoint the line mortar. This work cost £20,000, a large chunk out of the total £100,000 budget.
To prevent and future proof the build from further damp issues, the walls were lathered and boarded with DPC membrane on the back of the lathes to prevent any water penetration.
WOODSmith was able to confidently achieve the original brief, working within budget even after the £20,000 worth of unforeseen problems.
