104 North Marine Residential Project
Located in the seaside town of Scarborough and looking out over Scarborough Cricket Ground, WOODSmith’s residential team were tasked with the renovation of a 10 bedroom B&B. The project saw it turned into 4 luxury holiday let apartments.
Sound & Structure
The architects on this project were very heavily involved from the beginning, briefing what would and would not be possible on the design front. WOODSmith’s team worked closely with them throughout the whole project, as well as the client directly.
As the build process included a conversion from ten bedrooms into five separate dwellings, the construction team had to account for sound regulations. The ceilings were underpinned and lowered and insulated and double boarded with fire boards. The floors had a 6mm acoustic matting laid and an 18mm floating floor on top to reduce noise vibrations.
Care & Consideration & Changes
During the project, WOODSmith felt more could be done to create a better living space. To do this, the hallways were opened to reach the apartments into the living areas, giving a much airier and more spacious feel to the apartments. This was approved by the architects who were confident this met regulations.
The build consisted of new bathroom locations on each floor, to do this the team came up with a strategic M&E design. Internal foul pipes were run that interlinked to each apartment, a channel was dug on the ground floor, this is where the pipe exited the building into the sewer line.
Seven bedrooms, four bathrooms and a full refurbishment was completed. Modern and light design opened up the space to create the perfect holiday home experience; exactly what the client wanted.
The total refurbishment value on this project was £145,000. This was within the client’s budget. The finished project looks fantastic and fits the luxury style the client had wanted.
Although a complex project, the team were able to fulfill everyone’s expectations to achieve another great project completed by WOODSmith Construction Group.
